Message from the Board
We hope everyone had a wonderful and safe summer! We are getting the final numbers together for the cost of the gates and will have a HOA meeting to update you with that information and a few other items. We are hoping to have the gates completed before the snow falls. With Halloween approaching, we ask you to please leave your porch lights on for the little ones if you are participating in the festivities. Please keep in mind we have no sidewalks in our community so all of the trick or treaters will be walking in the street.

Gate Update
In case you haven’t noticed, the gate repairs are underway!  We have a company that has taken the gates to have them sand blasted and then they will be applying a powder coating to keep them from rusting.  They will also be installing proper hinges once reinstalled.
 
We are in the process of selecting a company to install all electronic components so that our gates function properly as well.
 
Children in Neighborhood
We have observed children who have been doing damage in the common areas, as well as with other’s private property.  Parents, please remind your kids to respect what does not belong to them.
We also ask parents to remind their children that they need to move to the side of the road when a vehicle is trying to pass.

Home Safety
It is very important for each homeowner to be vigilant in keeping their home safe and secure.  Don’t keep your garage door open for an extended amount of time, be careful opening your door to solicitors, and let a trusted neighbor know when you will be out of town so they can keep an eye on your home.  If you see any illegal activity in our neighborhood, please contact the authorities right away.  Either 911 in an emergency or the Magna Unified Police office: 801-250-1474 
 
Neighborhood Pets
One of the complaints that we receive the most is regarding dogs that continue to be off a leash or lead and wandering around the neighborhood.  We have sent reminder letters to homeowners that continue to let their dogs out.  This is not only a rule for our HOA, but it is the law.  
 
If you see a dog wandering in the neighborhood, you first need to contact animal control, rather than a member of the HOA board.  If you continually see an issue with a wandering dog, then it would be helpful to let the board know.  
 
Animal control may ask for two witnesses or a photo if the dog is no longer out wandering when they arrive. 
 
And most importantly, if a dog attacks you must contact animal control to file a report immediately. 
 
Our jurisdiction is Unincorporated Salt Lake County and serviced by Salt Lake County Animal Control Services.  Dispatch phone number is 801-743-7045.  

Common Area Rules and Regulations
As a board, we have felt the need to pass rules and regulations for our common areas.  (CC&R 3.2(a) page 5).  Common areas not only apply to the green space and parking lots, but also the streets. (CC&R Article 1 – Definitions, page 2).

In an effort to find a balance to establish rules that will benefit the entire community, we will be enforcing the same rules that are already in place for each homeowner’s lot.  

Therefore, the following are not allowed to be parked in our common areas: farm or construction equipment, boats, campers, camper shells, trailers, trucks larger than pick-up trucks, or inoperable motor vehicles.  (CC&R 2.9, page 4) 

In addition, the following rule will be in place for our streets during winter months: no parking on the street from November 1 - March 31 as per county regulations for snow removal. Vehicles will be towed at owner’s expense if snow is present. (County Ordinance 11.20.130 refers to parking on streets when snow is present.)

In addition, we would like to remind all homeowners that boats, campers, trailers, etc need to be stored behind a fence on your personal property. 

Home Winterizing Tips
1. Have your furnace inspected and change out your furnace filters.
2. Check your doors and windows for air leaks.  Use weather stripping around doors and calk around windows.
3. Clean out gutters and downspouts.  Also inspect roof for missing shingles.
4. Drain all garden hoses and insulate any exposed pipes.
5. Test your smoke and carbon monoxide detectors to make sure they are working properly.
