1. Welcome and Comments from HOA Board
2. Review HOA Financial Position 2014: Jason Sucher, HOA Manager
a. Review Reserve Study and 2015 Budget
3. Q& A on Community CC&R Requirements (fence, yard, satellites, Trash Can Storage, etc)
4. Election of Copper Valley HOA Board of Directors:
a. We will be electing / re-electing 5 Board members.
b. Each member of the Board will be elected to a two year term in accordance with the CC&R’s
**We are in need of Volunteers willing to dedicate 2-4 hours per month to serve on the HOA Board of
Trustees. We will have 5 positions available and need your support to help guide and direct the future
of the Copper Valley Community! If you are interested in serving on the committee, please notify the
HOA Board at copper.valley.hoa@gmail.com before the meeting. Candidates will be given time to
introduce themselves at the meeting.

Minutes for March 10, 2015 Meeting

March 10, 2015
Meeting start time: 7:35 pm
In attendance: Jeanine, Stuart, Alisha, Jason, Michelle
1. Calendar Items
a. Community Meeting April 7th at the library. Meeting start time 7pm.
b. Board to meet earlier to set up
2. Budget
a. Financial Report - on track with our reserve account.
b. Dues will need to go to $75 in the new year. Board will review later in the year.
c. Positive cash flow because of little snow, helps because of extra electrical costs.

Bank change has been made. HOA dues are
sent to new address. Jason sent out letter to community. Will resend original documents to board.

a. Fence surrounding gates. Cost about $2000 to replace. Would cost more to just patch. Stuart motions that the board puts a hold on replacing the fence due to the cost. Will have to wait until more money in account. Jeanine seconds. (Passes unanimous)
b. New gate code. Code will change on April 12th around 10am.
c. Community meeting agenda - Jason to send out to community tomorrow. Will send Alisha word document so that she can post on HOA blog.

Message from the Board
The board gets lots of inquiries about what our dues actually
pay for so we thought we would give you an idea. Because we are a private
community we have to pay for our own snow removal, upkeep of the two parks and
picnic areas. We have to upkeep the gates and all that goes with them. We
also pay for electricity for the street lights and water for the parks.
When the roads need repairs down the road we will have to pay for that as
well. We raised our dues to save money for future repairs. We hope
that gives an idea of where the dues go.
New
Gate Code
The new gate code for our community will
be emailed out mid-March.
Community
Meeting
Our annual community meeting will be
held Tuesday, April 7th, at 7:00 pm at the library. The current board will give an update as to
what has occurred this past year as well as a budget review from our management
company. As a reminder, no food or drink
is allowed.
HOA
Board Elections
We will be holding elections at our
community meeting. Ballots will be
mailed out to each household that is in good standing with dues and fines. We encourage everyone to participate in
selecting our new board.
Lawn
Aerating
The landscaper for our community has
agreed to aerate our personal lawns for $20 on March 20th. If you need to schedule another day, it will
be $30. If you are interested, please contact Jason at jasonbrixey@msn.com to
schedule an appointment.
Spring Yard Maintenance Tips
1. Put down a pre-emergent sometime between
the first of March to mid-March to help kill crabgrass.
2. End of March or first of April,
aerate lawn and then fertilize.
3. Leave the dirt pellets from
aerating on your lawn to help put nutrients back in the ground.
