Copper Valley HOA March 2016 Newsletter

Message from the Board- Happy Spring! The Board continues to meet on the 2nd Tuesday of each month, we invite you to join us if you are curious about what we discuss and appreciate input you may have for us and our community. The agenda is posted on the 2nd Monday of the month to our website at www.coppervalleyhoa.blogspot.com.

Annual Meeting - Our Annual Board Meeting will be held April 19th. Please look for a separate email with time and location details. There will be two Board Member positions open for election this year.

Spring Clean Up - The County will release dumpster delivery dates at the beginning of April, we will pass on the information as it becomes available. Yard inspections will begin the end of May, please make every effort to keep your yard weed and debris free.

Gates and Gate Code- The gate code is changing on April 3rd. Watch for an email with the new code.  The board has voted to have video cameras installed at each gate after we had multiple incidents regarding home owners or their guests ramming the gates with vehicles, resulting in costly damage to the south gate. We were also made aware that children have been hanging on the gates and have been seen forcing the man gates open instead of using the key pad and code. If owners, their guests or their children are found responsible for future damage, the owner will be charged for any required repairs resulting from such vandalism. Please remind your children and visitors to use the gates as intended, and to treat our property with respect.

Gate Openers - We highly recommend having gate openers! You must have a LiftMaster 373, 372 or 371. They can be purchased at the local hardware stores, or through Amazon.com. If you do purchase or replace openers, contact the HOA Board and we will arrange to have them programed for you. If you are new to the neighborhood, please let the HOA know if the previous owners left the openers for you.

Summer Events – We are planning a community BBQ with a slip and slide, and if there is enough community interest we will also plan a community yard sale. We’ll send information regarding dates as summer approaches.

March 8, 2016
In attendance: Jeff, Raegan, Becky, Michelle, Misty.  Jay and Jeremy (mgmt. company).
1.       Calendar items
a.       Next board meeting May 10th, 7 pm at Becky’s
b.       2016 community meeting April 19th, location TBA
2.       Budget report
a.       Two owners accounts at attorney’s office.  Final warning sent to two owners.
3.       Discussion items
a.       John from J & R Property was at the meeting to discuss 2016 lawn care plan and complaints from last summer with the board.  He agreed to communicate better if there is a problem and will let a board member know when he will be here to do his weekly check so concerns can be addressed.  Goals for this summer are to remove dead trees and keep lawn from drying out.
b.       Bid for security cameras done.  Questions about where west camera will be installed, what are the bandwidth requirements for internet, and how long past events can be reviewed/memory card size.
c.       Gate code to be changed April 3rd.  Jeff to meet with Stuart so he can be trained.
d.       Two board member positions open for election this year.  Notification will be sent to owners when meeting is announced.
e.       Fine tracking spread sheet to be created by Becky and Michelle.
f.        Welcome letter from the board to be delivered by Becky to new owners.
g.       Community meeting location will be at Webster Center if library is unavailable.  Michelle to make reservation.
h.       Newsletter by Becky.  Topics: county dumpster date, reminder about spring cleanup for owner’s yards and a warning that inspections will be starting at the end of May, interest in a yard sale?, video cameras install with a warning that board will hold owner responsible for damages, remote controls info for gates and reminder for new owners to let board know if previous owner left remotes, summer BBQ and slip n slide date TBA.
