October 2015 Meeting Minutes

Copper Valley Meeting Notes
October 13, 2015
In attendance:  Jeff, Raegan, Misty, Becky, Michelle, Jason

1.       Calendar Items
a.       Next board meeting scheduled for January 12, 2016 at Becky's

2.       Budget
a.       Reserve account building at a good rate.  Summer road work was paid from savings account, but was an expected expense.  Several homeowners still owing dues/fines.  Continue to pursue collections and legal action.  Monthly fees to be raised by $5 starting 2016 to continue to add to reserve account for future upkeep of HOA property.

3.       Discussion Items
a.       Touch up work completed this month on the curbing crack seal.  Eccles will come again in the spring to touch up again if there are additional problems.
b.      Snow removal and landscaping contract renewed with J & R Property Maintenance.  Board has a few issues about the lawn and tree maintenance from this past summer and will plan to meet with them in the spring to discuss expectations for the lawn and tree care for next summer.
c.       The metal fences at the South and West gates to be replaced this month.  They were not replaced when the driving and walking gates were replaced and are now showing significant wear and rust.  The key pads and magnet locks on the walking gates and the West exit gate are not functioning properly and will be worked on once the fences are replaced.
d.      Gate code change set for November 1st.  Homeowners were emailed the new code.
e.      Next newsletter to be published this month.  Becky has the message from the board.
f.        Street light on Lot #5 not working correctly.  Jason to call electrician.

g.       Board voted 4-1 to increase monthly dues by $5 to $75/month starting in January 2016.  Jason to work on 2016 budget with the increase to go to our reserve savings.
