October 13, 2015

1.       Calendar Items

a.       Next board meeting scheduled for January 12, 2016 at Becky's

2.       Budget

a.       Reserve account building at a good rate.  Summer road work was paid from savings account, but was an expected expense.  Several homeowners still owing dues/fines.  Continue to pursue collections and legal action.  Monthly fees to be raised by $5 starting 2016 to continue to add to reserve account for future upkeep of HOA property.

3.       Discussion Items

a.       Touch up work completed this month on the curbing crack seal.  Eccles will come again in the spring to touch up again if there are additional problems.

b.      Snow removal and landscaping contract renewed with J & R Property Maintenance.  Board has a few issues about the lawn and tree maintenance from this past summer and will plan to meet with them in the spring to discuss expectations for the lawn and tree care for next summer.

c.       The metal fences at the South and West gates to be replaced this month.  They were not replaced when the driving and walking gates were replaced and are now showing significant wear and rust.  The key pads and magnet locks on the walking gates and the West exit gate are not functioning properly and will be worked on once the fences are replaced.

d.      Gate code change set for November 1^st.  Homeowners were emailed the new code.

e.      Next newsletter to be published this month.  Becky has the message from the board.

f.        Street light on Lot #5 not working correctly.  Jason to call electrician.

g.       Board voted 4-1 to increase monthly dues by $5 to $75/month starting in January 2016.  Jason to work on 2016 budget with the increase to go to our reserve savings.

1.       Calendar Items

a.       Next board meeting August 11^th at Misty’s

2.       Budget

a.       Financial report: several homes still behind on dues.  Collection efforts and legal action in place.  Money to be transferred from savings to pay for recent road work. 

3.       Discussion Items

a.       Street sealcoat follow up:  a few places on the road need some touch up work.  Jason has spoken with Eccles and they will fix within the next week or so.

b.      Landscaper:  Jason has spoken with the company and they will work to take better care of the grass and the dry spots over the next few weeks.  Dead tree limbs to be trimmed and dead trees to be removed from the two retention pond parks and along the west entrance.

c.       Electrician- Jason to contact the electrician to repair the light at 8828 Digger Ln.

d.      Satellite dish placement on homes:  no action at the time.  Possibly revisit issue at future date.

e.      Follow up on June yard letters:  most yards looking good, a few still need another letter.

f.        New yard problems:  two homes with new problems, warning letters will be sent.

Message from the Board

Hello from your newly elected board.  We hope you are having a great summer.  We continue to meet on the 2^nd Tuesday of each month and invite you to join us if you are curious about what we discuss or if you have input for our community.  The agenda is posted to our website the 2^nd Monday of the month.

Thank you to those neighbors who joined us for our annual pancake breakfast.  We enjoyed visiting with each of you and hope you had fun morning too. 

As a board we will continue to focus on ways to keep our neighborhood great.  Maintaining your yard’s appearance by keeping your grass trimmed and weed free, and flower beds maintained and weed free are important CCR items.  We will be sending notices to neighbors who aren’t compliant with this.  If you have a serious weed problem, we recommend a professional weed treatment.  If you have any questions or need assistance, the Board is happy to help.

Road Work

Please make note of the street work which will be in our neighborhood on June 23^rd and 24^th.  A map with instructions was delivered to each home.  If you did not receive one, or have any questions, please contact a member of the board.  The work will be completed over two days, so please park your vehicles on the streets and parking lot that are not scheduled for work that day.  When the surface is dry and not sticking to your shoes, it is ok to walk on it.  This is an expensive project for our HOA, and it is important to follow the instructions provided by Eckles Paving.  Please do not drive on the surface or water your yard on the days they have requested us not to.

Yard Sale

Several homeowners have asked about having a yard sale again this summer.  If you are interested in participating, please contact the board via email with 2-3 Saturday dates that you are available.  A date will be decided that the majority of people can participate and the gates will be unlocked that day for a specified time.  Each owner will host their sale on their property, and anything not sold at the end of the day must be cleaned up that day.

Magna has a 4^th of July parade with fireworks, Halloween in Summer, Movies in the Park, Main Street Arts Festival, Community Garden, Magna Melt weight loss group, and much more?

School’s Out- Kids at Play

We have lots of kids playing outside and in the streets this time of year.  Please watch for them and drive slowly through our neighborhood.  Parents, please remind your children to watch for vehicles and to get out of the street if they see one approaching.

1.       Calendar Items

a.       Next meeting TBA

b.      Pancake breakfast on sat.  Meet at 8:30 for set up.

2.       No budget report this month

3.       Discussion Items

a.       Board votes 4-0 to deny request for yard extension.  Fines to stand as written in letter sent to homeowner last month.

b.      Several yards with weed problems and other CCR violations.  Jason’s office to send letters to owners.

c.       Question about placement of satellite dishes on homes in neighborhood.  Discussion postponed until next meeting.

d.      Gate code to be changed in July, probably on the 5^th.  Michelle to check with Stuart on his availability to change the code.

e.      Newsletter to be published end of June/first of July.  Michelle to do the board message this time.

f.        Several dead trees in the east park that need to be removed and a few that need dead branches trimmed.  Jason to talk to Jason Brixby about it.
