Copper Valley HOA Rules and
Regulations
April 2017
The purpose of these Rules and Regulations is to secure a
pleasant and safe environment for the residents of the Copper Valley HOA, and
to protect and maintain the value of the homes in the Copper Valley HOA. These Rules and Regulations are to help
clarify and expound on the existing CC&Rs.

Owners in violation of these rules and regulations are
subject to fines which can lead to a lien on the property if the problem is not
resolved and/or if the fines are not paid.
1. Yards and Landscaping (CCR 2.9, 2.18,
7.2, 7.3)
Landscaping should be maintained in a timely manner and kept
attractive. No unsightliness or trash is
permitted. Grass and flower beds should
be weed free. Holiday décor should be
removed after the holiday within a reasonable time, accounting for weather
conditions.
All landscape and lawn areas should have a permanent
underground sprinkler system.
Fences are permitted in backyard of lot only, no front-yard
fencing is allowed. Fences must be 6-foot
high, tan vinyl, and in accordance with applicable County ordinances.
2.
Vehicles and parking (CCR 2.9, 2.19, 3.2)
No vehicle parking on yards, only designated driveways. No open storage or parking of boats, campers,
camper shells, trailers, trucks larger than pick-up trucks (except during
periods of actual loading or unloading), busses, or inoperable motor
vehicles. RVs, boats, trailers may be
parked in the back yard of the Lot, behind a fence.
No parking on the street from November 1st to
March 31st. Cars will be
towed without notice when snow is present on the road.
No perpetual parking on street or parking lots. Please use your garage and driveway for
parking your vehicles whenever possible.
Vehicles must be licensed and in working order. Unlicensed, disabled, or abandoned vehicles
are subject to being towed.
3.
Animals (CCR 2.6, 2.20)
Only household cats and dogs may be kept, and only two
household pets over 6 months of age per Lot.
Animals should be controlled by their owner. Animals that are dangerous, viscous, or a
nuisance are not allowed. Dogs must be
on a leash if off the owner’s Lot.
Please clean up after your pets in your own yard and in the common areas
of the neighborhood.
No kennels or dog run may be placed or maintained closer
than 20 feet to any dwelling other than the dwelling on the Lot of the owner.
Poultry and livestock are not allowed.
4. Property/Lots (CCR
2.3, 2.8, 2.9, 2.10, 2.11, 2.14,2.16, 2.18, 2.19, 6.7, 6.8, 7.4)
Garbage cans must be stored on the side of the house, in the
back yard, or garage. They cannot be
stored in the driveway or front of the house.
No signs are permitted on any Lot except for a “For Sale”
sign indicating that home thereon is for sale.
No clothes lines or storage yards are permitted.
No offensive activity, noises, or odors.
No open fires except in a designated and contained BBQ or Chimenea
type stove. No burning of trash.
No rental or lease of property for shorter than a 30-day
contract.
TV antennas must be enclosed within the Dwelling. Satellite dishes should be out of direct
street view whenever possible.
No metal sheds or used structures are permitted. Sheds should follow County rules for
installation.
No Owner shall alter the direction of natural drainage from
their Lot, nor permit accelerated storm run-off to leave the Lot without first
using reasonable means to dissipate the flow and mitigate the run-off.
5. Common
Areas and Community (CCR 3.2, 3.4, 4.1,
4.3)
The parks are open for all Owners to use. Please treat areas respectfully and ensure
invited guests do the same. Clean up
after yourselves and remove your own trash.
Please observe the 15 mph speed limit and be mindful of
children playing in the neighborhood.
Every Owner is a member of the Association. Each Lot has one vote. An annual community meeting is held in April. The board is managed by at least three and no
more than five board members, who serve a two year term, as elected by the
community Owners.
