HOA Meeting May 14, 2013
In attendance: Stuart, Bernice, Jeanine, Jason, Alisha (Michelle absent)
1. Calendar Items:
A. Next meeting June 11 at Alisha's at 7:30 pm (Jason will be out of town)
B. Summer Breakfast: June 15th at 8:30 am.

Email invitation and then put an invitation on doorknobs with elastics.
Alisha to make up invitation (quarter page) and Bernice will get copies made
Pancakes, muffins, fruit, juice, syrup, butter, plates, forks, cups, napkins. Bernice will pick up from Costco. Bernice will ask Raegan for grill.
Tables for food, East playground
~Need to plan a meeting to present reserve study and gate situation. Ask for their feedback and what they think we should do. Then take the feedback and meet together as an HOA board to decide how to move forward. Do separate from breakfast and after Jason has a chance to talk to Brian.
2. Budget
A. Have $6000 more than we did at the beginning of the year. Have not received Comcast money. Should be next couple of weeks. Everyone current on dues.
3. Neighborhood Vote on amendments
A. Attorney would draft up the amendment, voting ballot would be sent out by Advantage Management.
Alisha to send basic wording to Jason and then attorney will put the wording together correctly
B. Cost would be about $200 for drafting. $75 to do recording.
4. CC&R review
A. Yard upkeep - put reminder in the July newsletter
5. Reserve Study
A. We have to have the reserve study done, we need to create an account, and we need to put money into the account. If we don't show that we have made efforts, someone could sue the association for not being financially responsible.
B. Raise the fees slowly. Suggested raise to $60 now and another $10 in January 2014 and stay at that level. Then go up another $5 in 2015.
C. Not have meeting at neighborhood BBQ. Keep it separate. Don't meet or raise fees until we know what is going on with the gates.
6. Gates
A. Vantage Voltage best option.
B. Jason would like to talk to Brian first and see what they would be willing to do before getting an attorney involved. Suggested Stuart be a part of the conference call with Brian.
If that doesn't work, could look at talking with an attorney.
$30,705 would be the cost to get the gates where they need to be.
Financing would be hard to get for the HOA. Loan amount too small. Too much risk involved for each homeowner. Not realistic.
$22, 705 if we do the welding fix rather than new gate.
C. No compliance issues with county.
D. Use a one time fee with payment options and not include it as part of the HOA fees.
~Cannot disband association or file bankruptcy.
