July 2016 Meeting Minutes



Copper Valley HOA Meeting Agenda
July 19, 2016
In attendance:  Jeff, Dan, Raegan, Michelle, Jay.  Excused:  Becky
1.       Calendar items
a.       Next board meeting: Aug 9th @ Jeff’s house
b.       Summer party plans:  August 3rd at Underhill park.  Board to meet at 5:30 for setup and party to start at 6 pm.  Jeff and Dan to coordinate the pvc pipe and hose for slip n slide, and bbq grills.  Raegan to get plastic sheeting, rivets, drinking water dispensers, and small ice cream sandwiches.  Michelle to get dinner food, paper products and reminder flyer.

2.                   Budget
a.       Financial report:  most accounts caught up.  Two homes at collections attorney.

3.                   Discussion items
a.       Landscaper review
1.       Dead trees- board wants to remove.  $30 per tree for landscaper to remove.  Board may just remove them.  Continue discussion at next meeting. 
2.       Dry spots by south gate.  Jay notified the landscaper.  Due to irrigation water problem from Utah Lake algae, watering times will have to be adjusted to just run at night.  Landscaper will do his best to keep areas watered, but some dry areas are to be expected. 

    1. Security cameras install progress:  install still in progress at west gate.  Additional work required due pole install and running wires to home.  Install company to use a conduit and bury an appropriated depth, hide install wires at Lawrence home, and fix/hide wires at Barbee’s house.  Work should be completed by the end of July.

    1. Owner bankruptcy follow up in progress.  Just waiting to hear from the courts.

    1. Yard fines/warning letters                                                                                                                                           
        1. June letters follow up:  Letters had a deadline of July 30th.  Follow up inspections to take place at that time.
        2. Future letters to be sent out sooner:  Jay has a new assistant.  Letters to be sent out within 72 hours of meeting.
        3. New problems to address:  owner burning trash, trailer parked in front of house
        4. RV letter response:  Raegan spoke with the homeowner on the morning of the meeting and owner seemed satisfied after conversation.  Raegan to ask if owner wants a letter response from board as well.
