Budget
Financial report: accounts are growing. Increased $7000 since last community meeting. Enough community members. Positive cash flow currently. Received money from Comcast.
Board requests Jason to create a separate account to hold $2000 from Comcast for tax purposes.
Discussion Items
A. Agenda Order:
Stuart requesting that we use a simplified version of Robert's Rules of Order. Order to be followed: Stuart call meeting to order, minute approval, use motions to create actions done by board, open to public discussion but no decisions will be made during the current meeting.
B. Yards and Weeds:
Review of yards that needed to be completed that are past anniversary that already received warning letting: one household to receive a fining letter.
Review of yards that had received nice letter that now need a warning letter that have passed their anniversary date: six households. They will be given 30 day warning.
C. Gates:
Brian being cautious what he shares in email. Communicating with Jason over the phone. No solid commitment yet. Create a deadline. Brian had verbally committed to have gate functioning after last home is sold. Bach estimating they will be completed in August.
D. Newsletter:
Newsletter draft to be approved by entire board during board meeting the month before to be sent out to community. Will need to discuss what should be included in it the month before that.
Rotation for "Message from the Board" section.

E. Unity within the board:
We need to keep discussions at board meetings and then move together as a united board even if some weren't in favor of an issue. Work together as a team and not creating sides and contention within the neighborhood.
F. Voting:
Any action to be taken by the board should be voted on and a motion made and seconded. Not continue bringing up items that have already been voted on.
G. Perimeter fence around lot 4:
Bach will complete once neighboring lot has their retaining wall completed.
H. Fence heights:
3' fence is not allowed. Will ask households that currently have 3' fence to change to 6' fence. Bach will need to make change to fence behind lot 36 because they violated the CC&R's.
I. Common areas watering schedule:
Water pressure has been bad but is back now. Pumps are turned off during the day. Jared has met with Magna water master to try to figure out a better schedule. Jason talked with Jared about pumps being turned off during the day. City has recommended that they do their sprinkler testing earlier in the day.
Stuart to speak with a community member about items that are in the yard.
Jason to send a warning letter to a community member about vicious dog. Kids have been chased, as well as adults. Need to report to county as well.
Next meeting at Jeanine's house. August 13th at 7:30pm
